SPECIAL MEETING – SALE OF SKEET RD

OFFICIAL BALLOT

Proposal Overview:

STYO, a local real estate developer, has approached us with a proposal to purchase Skeet Rd from The Shell Point POA. This proposal offers several potential benefits for our community:

 

1. Relief from Maintenance: Currently the maintenance of Skeet Rd is an unbudgeted component of the Association that will become costly to the Membership to maintain in the coming years. Upon completion of the sale, Shell Point POA will no longer bear the responsibility for maintaining Skeet Rd.

 

2. Financial Compensation: STYO is offering Shell Pointe POA $15,000 cash at closing as part of the transaction. These funds will go directly toward your operating or reserve budget for the community.

 

3. Development of Parking Facilities: STYO plans to construct a 20-space paved and fenced-in parking lot at the end of Sunray Ln, see attached map. This space will be deeded to Shell Pointe upon completion and owners will have the opportunity to rent spaces on an annual basis for their boats, trailers, and recreational vehicles. This facility is projected to be completed within 24 months of the closing. The parking lot will act as an additional source or revenue for the community, which will offset the budgeted amount of assessments collected by the owners each year.

 

4. Access to Amenities: STYO has agreed to grant access to its neighboring developed community's ponds and walking trails, enhancing recreational opportunities for Shell Point residents.

 

5. Additional access route for Shell Pointe Residents: STYO will be constructing a road to act as a continuation of Sweet Cherry Ln where it intersects Sunray Ln. This roadway will serve as an additional access road for the community allowing residents to enter and exit the community at Myers Rd.

 

6. Time Frame: Once an affirmative vote has been passed by the Membership, the sale of Skeet Rd will close in 30 days, contingent upon title with no due diligence period.
