CLUBHOUSE RENTAL – RULES AND REGULATIONS

1. Rental will be on a first come, first served basis, to owners who are MEMBERS IN GOOD STANDING. Tenants wishing to use the clubhouse should go through their landlords.  Rental requests will be subject to approval.
2. Applications and deposits must be submitted a minimum of three (3) weeks in advance. (Exceptions will be considered, dependent on availability).  Processing should be completed within five (5) working days.
3. Facility rental fee is $300 for Friday, Saturday, Sunday and Holidays and $200 for Monday through Thursday, non-refundable without seven (7) days’ notice for cancellations. A damage deposit of $200 must be made when application is submitted.  A refund will be given when a satisfactory inspection by the renter and the designated checker is complete.  If the Clubhouse is not clean at the time of inspection, a $75.00 cleaning fee will be deducted from the damage deposit. 
4. The rental contract will include and inventory checklist specifying furniture and equipment which were rented (and returned), based on inspection immediately before and after rental.
5. Functions may not begin earlier than 9 AM. All music MUST BE TURNED OFF BY 11 PM.  Violation of the “noise curfew” may result in a complaint being filed with the Franklin Township Police Department.  Guests must be out of the Clubhouse by 1 AM. 
6. Cleanup must be conducted IMMEDIATELY. Inspection by a designated checker will be conducted the same day or the following morning.  The Association will provide a broom and mop to facilitate clean-up.  See Guidelines for Cleanup.
7. Teenage parties MUST be chaperoned by a parent or guardian AT ALL TIMES during the party
8. Smoking is PROHIBITED in the Clubhouse.
9. The pool is not available for the renter and his/her guests. Note:  Pool users have access to the pool and the exterior rest room.
10. The patio area is available for the renter and his/her guests. Guests may park in authorized specified guest parking spots ONLY (in front of clubhouse)!
11. User shall properly lock the Clubhouse door when leaving the premises. The charge of a lost key will be $150.00, as the locks will have to be re-keyed
12. Occupancy by more than 60 persons is prohibited.
13. Copy of the insurance certificate naming Quailbrook V Homeowner Association as an additional insured for a minimum amount of $300,000 to cover a liability or liabilities arising out of a party or event must be submitted with your application and contract.
14. Rules for the use of alcohol at the Clubhouse:

• • No alcohol will be sold
  • Alcohol will stop being served one hour prior to that end of the function.
  • It is agreed that the renter assumes all responsibility and the Association is relieved of any responsibility related to the serving of alcohol on the premises.

Declaration page of Insurance – Noting amount of the Liability Coverage  of at least $300,000.00

 The undersigned Homeowner agrees to hold the Quailbrook V Homeowner Association harmless from any and all damages which may occur from the Conduct and/or activities of the Homeowner's agents/servants and/or guests.  This hold all harmless agreement shall be absolute in nature and shall cover all conduct that is reasonable and necessary to the use of the Clubhouse.  This agreement shall include but not be limited to injuries that are related to personal bodily injury and/or property damage.

It is further understood and agreed that the Homeowner assumes all risks for any materials, goods or equipment, etc. placed in the Clubhouse during the entire time said materials, goods, equipment, etc. are in the Clubhouse.
