CLUBHOUSE RENTAL INFORMATION

Rental Fee: It is understood that the rental fee shall be $100.00 payable in advance to Providence Downs Homeowners Association and paid online here https:// ProvidenceDowns.connectresident.com after the application is approved.

Damage Deposit: A non-refundable damage deposit of $500.00 will be the minimum charged to the resident's ledger if all terms, conditions, rules and regulations of this agreement are not satisfied and or the facility is not left in the same condition as before the event. Deposit will be charged after clubhouse is inspected for compliance and damages.

Reservation Confirmation: Rental is only confirmed once proof of payment is received. After the application is approved, submit proof of payment here https:// ProvidenceDowns.connectresident.com

Cancellation of Reservation: If the cancellation is received in writing at least ten (10) days prior to the scheduled date of use, the $100.00 rental fee will be refunded in full.

All sections of this Agreement must be adhered to or renter will forfeit part or all of Security Deposit. In the event of damage or breakage not covered by the Security Deposit, renter will make full retribution for any additional necessary repairs and costs over and above the amount of deposit.

The undersigned, hereby agrees to: (1) Release and waive all claims against the Board members, management company, employees, attorneys and successors to the full extend permitted by law, for death, personal injury or damage to property sustained directly or indirectly by the undersigned or any one in any way related to or affiliated with the resident; and, (2) Assume complete financial responsibility for the event and agree to indemnify and hold harmless, the Developerof Providence Downs, Board members, management company, employees, attorneys, and successors to the full extend permitted by law, against any and all claims, damages, suits, expenses (including attorney's fees) brought by any third party for death, personal injury or damage to property resulting from the use of the facility.

Clubhouse Rental - Rules & Regulation

 

  1. Resident's key fob will provide access to the front clubhouse doors during approved rental period. Alarm will be automatically disarmed during approved event BUT WILL BE REARMED AFTER YOUR APPROVED EVENT ENDS.
  2. Rental of the Clubhouse is restricted to residents, who are current in their financial matters with Providence Downs. Reservations are on a first come basis.
  3. The rental fee includes general cleaning of the clubhous Any excessive dirty areas may result in an extra charge for cleaning which would be deducted from the security deposit.
  4. Renters will have exclusive use of the Clubhouse, except for weight roomfacilities.
  5. Renter is responsible for all damage, breakage and conduct of his/her guests occurring during the reservation. In case of damage or breakage by residents or guests, it must be reported immediately by telephone to CUSICK COMMUNITY MANAGEMENT (704) 544-7779.

  9. The renter is obligated to be present during the period of the reservation. If the renter is not present deposit fee will be forfeited
  10. No event is to extend beyond 12:00 Midnight and all event activities are to be confined to the  Clubhouse, unless otherwise agreed upon in writing.
  11. No excessive noise, disturbing to other residents, is permitted. Cusick Community Management or its designee reserves the right to stop an event in case of any major disturbance and there will be no refund.
  12. Renter shall comply with all ABC Rules and Regulations and shall indemnify andhold harmless from any violation, thereof, including any Dram Shop liab
  13. The Clubhouse is NOT to be used for any income-making, commercial or businesspurposes in any form.
  14. The Clubhouse is NOT to be used for any political meetings or rallies.
  15. Furniture may not be moved.
  16. Cleaning must be completed as follows:

    - If food is dropped on the floor it should be cleaned. (There is a swifter in the closet between kitchen area and library).

    - No food, containers, or utensils should be left on counter, in drawers, or in refrigerator. Stains, of any kind, on the carpet or area rugs will require professional cleaning. The cost of carpet cleaning will be charged to the owner's ledger as a part of the non-refundable damage deposit.

    - There are trash liners under the sink and all trash is to be placed in outside containers. Do not overfill trashcans and empty as necessary.

     

  17. NO SMOKING OR PETS ALLOWED IN THE CLUBHOUSE.
  18. A charge of $100.00 will be assessed (from security deposit) to the renter if the clubhouse alarm is activated through the fault of renter and/or guests (for example, if the clubhouse is accessed before or after set event time).

 

We have received your reservation request and will post your reservation upon receipt of the rental agreement and the deposit and rental checks. Per our rental policy, your reservation is only valid once these are received. If another resident reserves the same date/time, whoever submits the form and payment first is the one that gets that day/time.

 

Please note that your reservation time includes set up and clean up so make sure you reserve the proper amount of time

I UNDERSTAND THAT A CHARGE OF $100.00 WILL BE DEDUCTED FROM SECURITY DEPOSIT IF THE CLUBHOUSE ALARM IS ACTIVATED THROUGH THE FAULT OF RENTER AND/OR GUESTS (FOR EXAMPLE, IF CLUBHOUSE IS ACCESSED BEFORE OR AFTER SET EVENT TIME).
