Parking Rules & Regulations
Please initial below to confirm that you have read these rules in their entirety. If you have not received an assigned parking space for your vehicle(s), please contact management.
Parking at Frontenac is at all times subject to the terms, conditions and provisions as set forth herein below:
- The term “Board” shall mean the Board of Directors of the Frontenac Condominium Association, Inc. The term “Managing Agent” shall mean the management company or managing agent hired by the Association. The term “Building” shall mean the Frontenac building including but not limited to the structure, units, garage, parking area, grounds, common area and other portions of the property comprising the Frontenac. The term “Security Company” shall mean the security company hired by the Association. The term "Superintendent" or “Super” shall mean the building superintendent hired by the Association. The term “Unit Owner” shall mean the owner of a unit at Frontenac.
- In addition to the provisions of this License, the license of a parking space by the Association to the Unit Owner shall also be subject to such rules and regulations of the Association as now in effect or as hereafter amended.
- Unit Owner agrees to and shall from time to time, pay to the Association, such amounts as may be imposed or assessed by the Association for the general upkeep, maintenance, repair, replacement and management of the outdoor parking lot, indoor parking lot and parking garage and for such other general common area expenses and reserve fund contribution of the Association, as may be deemed necessary and advisable by the Association.
- Unit Owner shall use the Parking Space solely to park a standard size passenger vehicle, which vehicle (make, model, color, year and state license plate number) must first be registered with the Association management office. The Parking Space shall not be used to park any commercial vehicle, any vehicle with commercial license plates or commercial writing on the vehicle. The Unit Owner shall not use Parking Space to park any pick-up truck (even if not commercially registered), van (except vans with a valid handicap placard/sticker), panel truck, work truck or any other type vehicle other than a standard size passenger vehicle. The vehicle parked by Unit Owner in the assigned Parking Space must at all times be insured.
- The Unit Owner, its successors, assigns, guests, family members, agents, expressly and irrevocably assume all risk of liability for any and all losses, personal injuries, property damages, losses, injuries, death, claims, demands, actions, suits, fees, costs, judgments and the like arising out of the license granted herein and/or use of the Parking Space.
- No vehicle belonging to a Unit Owner or to a member of the Unit Owner’s family or a guest or employee of the Unit Owner shall be parked in such a manner as to obstruct any ingress to or egress from the parking area or garage, or park in such a manner as to obstruct or interfere with any parking space at the Frontenac, and no vehicle belonging to a Unit Owner or to a member of the Unit Owner’s family or a guest or employee of the Unit Owner shall impede or prevent access to any entrance or exit of the Frontenac.
- The granting of this License by Frontenac to the Unit Owner and the use of the Parking Space by Unit Owner shall at all times be subject to the Unit Owner being current in the payment of maintenance and other amounts as may be due and owing by the Unit Owner to the Association. The Association expressly reserves the right to limit or revoke the Parking License granted hereunder on written notice to the Unit Owner that their maintenance account is thirty (30) days or more past due. Upon receipt of such past due notice from the Association, the Unit Owner agrees not to park any vehicle in the Parking Space until they are notified in writing that their maintenance account with the Association is current. Any vehicle parked in the Parking Space after Unit Owner has been given written notice that their maintenance account is past due, is subject to being towed from the Frontenac property and the Unit Owner shall be solely responsible for all towing and storage charges and damages as may be associated therewith.
- Unit Owner shall at all times comply with the directions, instructions and other notice given by or on behalf of the Board, Managing Agent, the Security Company and/or the Super regarding the use of the Parking Space or parking at Frontenac.
- There is no parking permitted anywhere at Frontenac other than in the Parking Space as designated by the Association and as stated in the License herein above. Parking in any other parking space or parking in numbered parking spaces in the garage and in the outside upper level parking is strictly prohibited and any Unit Owner vehicle improperly parked is subject to the vehicle being towed at Unit Owner’s expense with Unit Owner being responsible for all towing and storage charges and damages as may be associated therewith.
- This License may be limited or revoked by the Association in the event the Unit Owner fails to comply with the Association rules and regulations as now in effect or as may be hereafter amended.
- This License may not be transferred, assigned, sold or given to any other Unit Owner or individual or entity and Unit Owner may not any other vehicle park in the Parking Space or at Frontenac. Parking at Frontenac is only permitted by unit owners in accordance with a License validly given by the Association.
- Any vehicle parked at Frontenac must be fully insured. Unit Owner agrees to provide the Board, Managing Agent with a copy of a current valid insurance card evidencing such insurance coverage upon request.
- The Unit Owner vehicle parked in the Parking Space must be identified to the Security Company, which will be provided with a list of all Unit Owners who have a current/valid license for a parking space at Frontenac.
I agree that I have read, agree to and will abide by all of the Parking Rules and Procedures, now and as amended by the Board from time to time. If I am found in violation of any of Frontenac’s Parking Rules, I understand that I will be subject to fines and/or my vehicle may be towed, as described above. Initial Here:

Pet Registration
Pet Policy, Revised as of April, 2022
FRONTENAC is a pet friendly facility with the following procedures in place to assure the safety and quality of the property for residents and visitors. Owners are expressly responsible for their pet’s behavior and the behavior of their Renter’s pets. Pets are defined as domestic dogs, cats, fish and certain caged animals such as birds, gerbils and hamsters. No animal may be kept or bred for commercial purposes.
Procedures
- All pets are to be registered initially upon move-in, annually by March 1 of each year and whenever a new pet is obtained. A Pet Registration Sheet is to be used showing type of animal, breed, weight, name of animal, color, with a picture attached. Dangerous dogs as defined by a governmental agency are not permitted. No potbellied pigs, snakes, Pit bulls, Doberman dogs, or any other animals determined in the Board’s sole discretion to be dangerous or a nuisance may be brought onto or kept on the Property at any time. Notification of approval or rejection will be provided by the Community Manager/Board. Units are limited to two (2) pets, no more than thirty (30) lbs for each pet. As applicable, pets are to be inoculated, licensed, microchipped in accordance with local laws. Pets are to be kept clean and free of parasites.
- Currently, registration fee due to Frontenac, shall be $100 per pet, annually. This is subject to change at the Board’s discretion.
- Pets are not permitted to roam free unattended on any limited or common elements. When taken out, a leash, carrier, or being carried is appropriate. Pets are to be taken in and out by the deck or by the side entrance door to the driveway. NO pets should go through the lobby. Pets are to be walked off the property. Clean-up of animal waste is the responsibility of the unit Owners.
- Service Dogs or Emotional Support Animals may have full access as defined in local, state and/or federal legislation, so long as they are not a nuisance to the building’s residents. Frontenac will waive the annual pet registration fee as long as the appropriate documentation is provided as proof of the animals' service/emotional support status.
- It is the responsibility of the unit Owner where the pet resides to reimburse the Association for any damage to property, landscaping, furniture, flooring, elevators and carpets. Fines may be imposed for violations. Pet violations include, but are not limited to:

- Not entering or exiting where indicated – i.e. by the deck door or by the side entrance door to the driveway
- Not cleaning up after pet accidents – common areas inside(lobby, elevators, and hallways, etc.), and common areas outside (landscaping, parking lot and deck, front entrance, etc.)
- Excessive noise in the Unit or common areas
- Not leashing your pet
- Damage as defined above
- Aggression to other pets or people
- Depending upon the violation, in each 12-month period there will be a progressive fine in accordance with the Violations and Fines Policy for Pets. Depending on the severity of the offense or continual occurrences of violations, removal of the pet from the property may result. Owners may appeal to the Management Office or the Board whose ruling is final. Fines or removal are to be settled within one week or late fees of $100 per month will accrue and the owner will not be in good standing for certain Association privileges, including voting, parking, fobs and any other amenities as voted on by the Board of Directors.
- All terms herein are subject to change, at discretion of Board of Directors. Notice to owners will be provided when and if changes are made.
