RESIDENTIAL MAINTENANCE AGREEMENT

 

This agreement entered into on this day of and continuing through December 31, 2024. This agreement is made by and between FirstService Residential (herein after referred to as “Company”, and,

(Hereinafter referred to as “Premises”), subject to the terms and conditions set forth herein.

 

Additional owners, if any, must be listed where required in the Agreement.  Persons responsible for and to whom billing and payment should be addressed must appear above.  Please note that the Owner named above will receive bills/correspondence and is the Company’s primary contact. Any billing address changes must be sent by the Owner to the Company at 201 Sigma Drive, Suite 350, Summerville, SC 29486. 

 

1. The Company shall perform monthly inspections and preventative maintenance services in the Premises in accordance with the Residential Maintenance Program.  Description of services provided is attached as “Exhibit A” and the Company will notify the Owner of any defects that the Company both observes and deems significant. 

2. The annual cost of these services will be Four Hundred Seventy Three Dollars and Twenty Five Cents ($473.25).  If the Owner requests and the Company agrees, that the Company perform additional services at the current prevailing rate per man hour (currently $80.00) for General Repairs and Technical Repairs (plumbing, heating/ac, electrical) plus itemized cost of parts and materials. A ten percent (10%) surcharge will be added for time and handling on the costs of parts and materialsThe cost of replacement HVAC filters will be billed to the owner based on actual cost of the needed filter type, size, and the number of filters plus a ten percent (10%) surcharge. The cost of replacement light bulbs will be billed to the owner based on the actual cost of the needed bulb type, wattage, and the number of bulbs needed plus a ten percent (10%) surcharge. We will be available to provide access and supervision of an outside vendor contracted by Owner at the current prevailing rate depending on the time requirement of contractor work schedule or delivery.  There is a minimum labor charge of one hour.

3. If vacant, the Premises will be inspected when freezing conditions are anticipated.  The thermostat will be set on 55 degrees in the heating mode and the Premises checked for outside exposure, open windows, etc. 

4. Hurricane preparedness:  In the event a hurricane ‘warning’ is issued for our area, Company will bring in all patio/balcony furniture and place inside the unit as part of this agreement.  We will put protective cover down on the inside of the unit to protect floor covering. There will be an additional charge of $85 each time this service is required. Company will put furniture back out only at the direction of the Owner.  An hourly charge will apply for this service. We will attempt to contact you via email prior to bringing in your furniture in the event you don’t want yours brought in, or you have made other arrangements.  If we do not hear back from you, we will be performing this service. 

 Please note that sometimes we have very little time with a hurricane warning.  If you know now that you will make other arrangement and/or do not want us to provide this service, please indicate below.

We    want hurricane service provided.  

5. The Company will require a current set of keys or access cards for the unit before inspections can begin.  We do not use keys provided to FirstService Residential as part of a management agreement to prevent conflicts with pest control, other maintenance programs or emergencies.   

 6. The Company reserves the right to terminate this Agreement if unit is rented on short term basis and preventative maintenance services becomes difficult to schedule.

 

The inspections and maintenance services are to reduce the risks associated with the ownership of property, not to eliminate those risks.  The Company does not represent or warrant that it will prevent or discover problems in the Premises.  The Owner agrees that the Company’s liability shall be limited to the annual charge paid to the Company for the inspections and maintenance services.

This Agreement shall be binding upon the Owner (s) who have executed this Agreement and shall not be assignable or transferable to any other party.

Written notice of termination shall be delivered personally or by certified or registered mail.  Termination of this agreement shall be effective on the last day of the month following the 30 days said notice is received by the addressee.  Keys and/or access cards will be returned to the Owner of record. Cancellation of the Agreement shall terminate the Company’s authority to perform maintenance services for the Premises.  No refund will be issued for contracts cancelled without cause. 

Owner(s) agrees to save Company harmless from damage to Premises or otherwise, which damages are not caused by gross negligence.

IN WITNESS HEREOF, the parties have caused this Agreement to be duly executed as of the date first written above.

By electronically signing this document below, you agree to the conditions noted in this document.

 

OPTIONAL SERVICE:  Clean Dryer Vent: : Clean Dryer Vent: $129.88 for two cleanings if paid with contract. This service can also be done on a one-time basis for $77.93 per cleaning.

EXHIBIT “A”

 

Description of Preventative Maintenance Services

 

FirstService Residential will provide specific monthly services as follows:

 

  1. Check all faucets for proper operation.
  2. Check all drains and drain traps for proper operation.
  3. Check all toilets for proper operation.
  4. Check interior and exterior lights and replace lightbulbs as needed.
  5. Check and replace HVAC filters as needed monthly, ensure proper operation & thermostat settings
  6. Check water heaters for leaks and corrosion
  7. Check all electrical panels for tripped breakers/investigate and advise if any problems exist.
  8. Check exterior door locks for proper functioning.
  9. Overall inspection of entire unit (roof leaks, loose handrails, etc.)

 

The total annual cost for the monthly service described above is $473.25 for the initial term, subject to annual increase as described.  With the exception of hurricane warnings, no additional service work will be performed until homeowner is notified and provides authorization for work.  Any labor or material charges for authorized work will be charged at the current prevailing rate.

 

We will be available to provide access and supervision of an outside Vendor contracted by you (Home Owner) depending on the time requirement of Contractor work schedule or delivery. (If Owner requests FirstService Residential Staff stay at the unit during scheduled work and the work takes more than one (1) hour, the current prevailing rate will apply.)

NOTESituations pertaining to and not limited to an emergency water leak in a home will be addressed immediately to ensure minimal damage to your home and surrounding/below units. 

 

  • FirstService Residential will require a complete list of additional owners authorized to request repairs, if applicable.  (Name, complete address and phone number)

 

  • FirstService Residential will require a set of keys for premises and security access codes where applicable.   Please remember to notify FirstService Residential if you change your locks or access codes, and provide a new key to our office.
