Move-In/Move-Out Procedures
Prior to Your Move
You must reserve the elevator that is designated for moves. Contact the Property Manager or Superintendent at least seven (7) business days prior to your move-in/move-out to reserve a time(s).
You must, also, submit a Move-In/Move-Out Application located in the Forms Section of the Handbook of Rules and Regulations prior to your move or obtain one from the Property Manager. At that time, you must pay all required fees and deposits and you should review any questions that you might have regarding these move-in/move-out procedures.
Moving Fee and Deposit
All fees and deposits are required to be paid at the time you submit and sign your Move-In/Move-Out Application.
The moving fee of $350 is non-refundable and will cover the Association’s administrative costs related to your move including the hiring of a security officer to be stationed at the garage entrance during the move.
The deposit of $500 is applicable to all damage, repair, cleaning, losses or other liabilities and charges incurred as a result of the move. Additionally, you accept total responsibility for the cost of any damage, repair, cleaning, losses or other liabilities that may exceed the amount of the deposit. If there is no damage, the deposit will be returned to you within thirty (30) days of the move as the Association will need to issue a refund.
Move Out Return Item Package and Fees for Failure to Return
Five Pool Badges - $50 fee
Swipe Cards - $50 fee (each)
Storage Room Keys - $50 (each)
All fees pertain to Owners and Renters alike. Unit Owner is responsible for renter fees and compliance.
Times You May Move
Scheduled Moves may be conducted between 9:00 a.m. and 4:00 p.m. Monday through Friday, except for the holidays listed at the end of the Handbook. If a short overtime is needed there will be a $100 charge for a maximum of one hour. There is a $500 penalty if the move goes beyond 5:00 p.m. It is the resident’s responsibility to notify movers of the approved and restricted hours for deliveries.
An appointment to schedule a move-in or move-out of the building must be made seven (7) business days in advance of the move to insure access to the elevator within a specific timeframe and day. Please call the Property Manager to schedule moves. Unscheduled moves may result in a $500 fine being levied.
Parking – Loading/Unloading
All moves must be made through the Comet Way G3 garage entrance.
The Association is not responsible for any parking violations by any Resident or their moving company.
Your Moving Company
Please choose your moving company carefully. Each Homeowner and Lessee is fully responsible for any damage done to the Association Property during a move. Because of this liability, all moving companies obtained by a Homeowner or Lessee must carry their own insurance to cover such damage.
A Homeowner or Lessee must deliver a current certificate of liability and workers’ compensation insurance, naming the Association as an additional insured, to the Property Manager at least one week before your scheduled move. The certificate of insurance shall include general liability limits of $2,000,000 and workers compensation limits of $500,000.
No moving company will be permitted entry into the building without first providing such certificate of insurance.
Homeowners who wish to move in without using a professional moving company may do so providing they meet all the requirements of the moving companies, i.e., scheduling the elevator seven (7) business days in advance of the move.
