Per the Carr at Pinecrest Rules and Regulations, homeowners are required to complete
chimney, dryer inspection, and cleaning on a regular basis and provide proof to management. Specifically, the governing document states:

Unit owners shall be required to provide the Board of Directors with evidence that:

(a) They have had their fireplace and chimney vent inspected and any required maintenance/cleaning performed on it by a qualified professional at least once every two years between August 1 and September 30 (even years).

(b) They have had the dryer vent and the dryer vent cage serving their unit inspected and any required maintenance/cleaning performed by a qualified professional at least once every two years between August 1 and September 30(even years).

Evidence submitted shall be a written statement from the qualified professional that the inspection has been completed and any required maintenance /cleaning has been performed. Moreover, if the inspection indicates a need for cleaning and or repair, substantiation is required indicating that the work has been completed.

The Association’s management Agent shall review the records and send a notice to any unit owner with inspection(s) more than two years old.   The notice shall require the owner to provide evidence of the inspection required maintenance/cleaning within 30 days from the date of the notice.  Any owner that fails to provide such evidence by October 1 (even years) shall be subject to assessment of charges pursuant to Section 55-79.80:2 of the Virginia Condominium Act.  Failure may result in violation charges that accrue daily of $10 per day not to exceed $900 and may also result in any additional legal action the Association is authorized to pursue.
