Community Improvement Survey

The Board of Directors of Avalon of Carolina Forest HOA is committed to enhancing our community and addressing deferred maintenance projects that will improve both the appearance and long-term value of our neighborhood. To accelerate these improvements and replenish our reserve fund, we are considering a special assessment and would like your input on this important decision.

Proposed Projects:

• Sod and Hydroseed common areas of the Community 
• Correct Drainage at the Amenity Center around the sidewalks 
• Front Pond Weir Repair: Controls pond levels and maintains proper water flow.
• Pavilion Floor Repainting: Refreshes and preserves the gathering space.
• Pool Deck Repainting & Repairs: Ensures safety and enhances aesthetics.
• Pool Leak Repair: Prevents water loss and maintains pool functionality.
• Pergola Replacement: Exploring Trex/composite materials for durability and reduced maintenance.
• Basketball Court Resurfacing: Provides a safer and more enjoyable play surface.
• Concrete Repairs Around Pool Edge: Enhances safety and appearance.
• Amenity Center Parking Lot Paving: Improves accessibility and curb appeal.
• Playground Area Renovation- Replace aging pieces with new playground equipment and new playground mulch.

The special assessment would allow us to complete these projects promptly, restoring our community’s beauty and addressing critical maintenance needs, while also replenishing reserves for future sustainability.
